Landlords gas safety checks / certificates

A landlords Gas safety check is carried out to ensure the correct operation of a gas appliance to ensure its correct and safe operation.

This is to ensure no gas leaks are present in the whole gas installation from the meter to the final appliance.

A Flue flow test conducted if applicable casing seals checked to ensure Carbon Monoxide (CO) levels are safe this is normally the product of a poorly maintained or faulty appliance.

Checks are done to ensure Installation conforms to AS 5601and more importantly using experience and legislation to ensure the safety of your tenant and property.
This service is not just restricted to Rented properties when was the last time you had a Gas safety check in your home?

CO is Known as the silent killer It is odour less Tasteless and invisible.

We will provide you with a safety certificate on completion of inspection.

As of the 29/3/21 it is law to get a safety certificate and appliance service in Victoria every 24 months.

Powerflushing

The water quality in your heating system plays a very important roll in keeping your system working efficiently and preventing breakdowns especially the newer high efficiency condensing boilers. If this is not done correctly then your manufacture warranty could be deemed void.

In Australia main issues we come across is no inhibitor / biocide added to new systems also when new boilers are installed on old systems without adequate treatment. Adding fresh water to a already corroding system in fact does more harm than good as you are added fresh oxygenated water which will now speed up the rate of corrosion unless a inhibitor is used.

Mixed metals water and oxygen is the ideal breeding ground in hydronic systems especially when you have radiators on the system, This will lead to magnetite iron oxide, rust and hydrogen a flammable gas . When the reaction starts this can cause localised pitting in pipes and radiators which basically is eating away at pipework and radiators from the inside out because of this many times it is too late to save a radiator once it starts leaking via a pin hole. The rust and sludge also causes blockages and in turn causes circulation issues and premature boiler / component failure.

In underfloor heating it is important to use Barrier pex pipe to prevent the ingress of air / Oxygen which will accelerate any corrosive reactions. it is also important to use a biocide as the running temperature is a ideal condition for bacteria to grow casing the pipes to sludge up with a bio film causing blockages which in turn cause poor circulation and boiler/component breakdowns.

We use a machine that use a powerful high flow pump and reverse flow functions. This teamed up with the right chemicals industry knowledge and heat where available. This will insure us to perform a much better clean.
